September is always a busy month. Not only is it the beginning of the Spring/Summer selling season, but it is also the month where the two biggest sporting codes have their Grand Finals, capturing the attention of the country.
Thanks to Real Estate Brilliance member Brendon August, Anita and I were fortunate enough to attend the AFL Grand Final at Optus Stadium and witness Melbourne break their 57-year drought to claim the flag. Another dream come true for me, and another GOAL ticked off the list.
But enough about me, we had another banging month with sales figures going through the roof. The market is moving up the quickest it has since 1989, an insane thought when you think of the low base back then compared to now. Although, the increases are showing a downward trend with March being the peak growth of 2.8% since then the growth rate has eased back to 1.5%. The slowdown is a result of barriers to entry increasing, making it difficult to get in, this will continue in the month to come. So, a big congratulations to all who had a fantastic month.
Listings are still tight, but with the sun coming out there seems to be a few more listings hitting the boards. Disappointing though are the appraisal numbers. This is when you should be doing more appraisals than ever, doing your best to get in front of as many people as you can to sniff out who is in real estate mode.

I’ve already started seeing Christmas decorations pop up in the shops, so make hay while the sun shines and prospect as much as you can to start winning those listings!
