I’ve been keeping a close eye on the Perth market, and right now there are only 2,900 homes listed. That’s pretty bloody low. Honestly, I can’t remember ever seeing stock levels this tight. While it’s a bit concerning, it’s not unusual at this time of year. Winter tends to put people into hibernation—owners hold back, listings slow down, and the market gets quieter.
But here’s the good news: spring changes everything. As the weather warms up, people start listing again, fresh buyers come into the market, and activity picks up across the board.
This makes spring the perfect time to reconnect with your database, past clients, and the people who already know, like, and trust you. The more conversations you start now, the more opportunities you’ll create to escalate your activity.
The Classic Seller Objection: “I’ve Got Nowhere to Go”
Sound familiar? Here’s where your role as a professional agent really matters. It’s your job to reassure sellers that they won’t be left on the street. Here are three proven strategies:
- Delayed Settlement
Give sellers extra breathing space by negotiating a settlement date that allows them plenty of time to find their next property. - Rent-Back Option
Offer a 3–6 month rent-back arrangement. They get their cash upfront, stay in their home, and continue their search without pressure. - Subject-to-Seller-Finding-Another-Home Clause
One of my personal favourites—you can make the contract conditional upon the seller securing their next property. Typically, this includes a 90-day period (extendable if necessary), which gives them security while you help them find the right place.
The truth is, once you put the effort into helping them, they will find a property. And remember—buyers are often sellers in disguise. When you help someone buy, you’re also unlocking a new listing.
We’re officially in go-mode. Stock may be tight, but opportunities are everywhere if you’re proactive, resourceful, and supportive of your clients.
